Mike / Loureen 1:1 — Pre-Read

Wednesday, July 15, 2026 · 11:20–11:40am ET · Weekly · Zoom
Mike Cummins · Organizer Loureen Acedillo
For our 1:1 (≈4 min read). Focused on your crew — Andre, April, and Joey Ann. The scoreboard below is pulled fresh from the CMS and reconciled as of Jul 9, 2026, so it's the live version of the weekly metrics you've been requesting. Coaching notes come from this week's 1:1 prep and the team's Slack channels. Let's spend most of the 20 minutes on §3 (coaching) and §4 (your workstream).

Source: CMS recruiter pipeline + future phone screens + projected starts, pulled & reconciled Jul 9, 2026. "Active pipeline" = open submits; "in client process" excludes Standby. Phone screens = scheduled Jul 9–11.
The read: April's book is by far the deepest on the team — 43 active, 39 in client process — but she has just 1 new phone screen on the calendar vs. Andre's 7. Same top-of-funnel gap flagged in recent weeks: she's working a big existing pipeline hard but isn't feeding the top of it. That's the lever to pull this week (see §3).
From the packs you've been getting (confirm/refresh before external use): NPS-by-recruiter and the Manila metrics scoreboard. Happy to keep generating these — see §4.
3COACHING FOCUS — YOUR CREW

Andre Serrano

Recruiter — sourcing engine
  • Win: team-high 7 phone screens booked over the next 3 days, 14 candidates in client process, 5 projected starts ($33.6K) — including this week's Caridad Morales and Andre Smart offer-accepts. June was his best billing month of the year, and his day-before check-in habit is the model for show rate the rest of the crew is being coached toward. 3-year anniversary bumped his commission to 1.15%.
  • Focus: post the relocation-focused Indeed listing for Weidner (Area Director) and prioritize scheduling the Williston-based candidate's virtual interview with Megan; have him walk April and Joey Ann through his show-rate method directly, not just by example.
  • Blocker: commission clawback history — Mike's action item to confirm with Christine that the new no-clawback rule has been communicated to the Manila team; also still owed the core-calls prep doc from Ben.

April Olea

Recruiter — sourcing
  • Win: deepest book on the team (43 active, 39 in client process) with strong output — 11 phone screens in a single day on Jul 2 — and tight CMS discipline. She's absorbed a wider range of role types since Ben left (AM, APM, ROS, maintenance) and is now lead screener on the new Asset Living Floating Leasing Manager role, where Marquis Ellis accepted an offer this week ($5.0K fee).
  • Focus #1 — top of funnel: only 1 new phone screen booked in the next 3 days despite the deepest pipeline on the team. Keep filling the top, not just working the existing book.
  • Focus #2 — confirmations: after the missed TRG Emerald confirmation (Jinka Barrett) flagged by Cameron, reinforce the standard: call EOD for next-day interviews, text same-day, escalate early if no response.
  • Blockers: confirm Microsoft Teams access is resolved so candidates aren't blocked from virtual interviews; confirm she's fully set up on the "Send to AM" skill; confirm the anniversary bonus catch-up from Christine landed.

Joey Ann Estrella

Recruiter — onboarding (~4 weeks in)
  • Win: enthusiasm and initiative keep showing up — self-starter, asking good questions, self-studying property-management terms unprompted. Now running phone screens independently (2 booked in the next 3 days), 21 candidates in client process, and Mike called out her AHC progress on Jul 7. Indeed outbound access issue is resolved.
  • Focus: keep building CMS fluency — "Send to AM" skill stays on hold until she's more comfortable there; reinforce the TCB lesson on weighting work history/tenure over the resume's skills section.
  • Blocker: confirm her Claude/tooling setup is fully configured so she can run a req end-to-end without a blocker.
4YOUR WORKSTREAM — FOR DISCUSSION

Standing scoreboard instead of one-off requests.

Loureen asked (Jun 29) where the weekly performance report auto-posts, since it's supposed to go out Mondays via Claude. Worth confirming the channel and cadence so she's not chasing it each week.

Joey Ann onboarding — who owns what.

She's ~4 weeks in and ramping well — running screens independently, doing job matching, joining calibration calls. Decide when to flip on "Send to AM" for her and confirm who owns day-to-day shadowing going forward.

April's coaching plan.

Pair the top-of-funnel push with the confirmation workflow — Cameron shares his process, Loureen reinforces daily. Agree what "good" looks like by next week (e.g., X new screens booked).

Comp questions for your team.

Close the loop with Christine on the no-clawback rule and make sure Andre's commission bump and the broader monthly-commission change are clearly understood by all three. Flag any questions from them.
